Two levels: a standard agency website, or a property platform
There are two very different projects hiding behind the phrase 'estate agent website'. The first is a professional agency website: your services, your team, your areas, your reviews and a strong valuation enquiry route. That's a fixed-price build and it's what most independent agencies actually need. The second is a property platform with live listings, a CRM connection or a portal feed — that's custom development, priced separately once I've looked at what your systems can provide. This page covers the first properly and is honest about the second.
Services for sellers
Sellers want to know what you'll do that the online-only competitor won't: the valuation, the photography, the viewings, the negotiating and the chasing through to completion. Setting that out step by step, with clear wording about how your fees work, makes the value obvious. A dedicated valuation request form at the end of that page is usually the highest-converting thing on the whole site.
Services for landlords
Landlords are comparing service levels, so lay them out plainly — tenant find, rent collection, fully managed — with what's included at each level. Practical detail about how you handle referencing, inspections, maintenance and end-of-tenancy work matters more than adjectives. Any scheme memberships, client-money protection arrangements or redress scheme details are shown only where you supply and confirm them.
Services for buyers and tenants
Buyers and tenants are the other half of your business and are usually badly served by agency websites. A simple registration form — what they're looking for, budget, area, bedrooms and when they need to move — lets you build a list you can call when something suitable comes up. Add a short guide to how viewings and applications work with your agency and you'll cut down on repetitive phone calls.
Valuation request forms
The valuation form is the main goal of the site, so it should be short and appear in more than one place: header button, homepage, seller page and landlord page. Property address area, property type, number of bedrooms, whether they're selling or letting, and a preferred time to be contacted is enough. These are human appointment requests — not automated online valuations, which aren't part of the standard build.
Branch and team profiles
Local agencies win on people. Photographs and short profiles of your negotiators, valuers and property managers — including which branch they sit in and how long they've been in the area — make you look like the established local firm you are. Each branch can have its own page with hours, address, map and direct contact details.

Area guides are the most reliable way for an independent agency to earn local search visibility. A page for each town or neighbourhood covering the sort of housing stock, what the area is like to live in, transport links and general amenities gives sellers evidence that you know the patch. Reviews and regulatory information
Genuine reviews from Google or a review platform are displayed as given. Professional body memberships, redress scheme details, client-money protection and any registration or regulatory wording are added exactly as you supply them, and nothing is invented or implied. If you're not yet a member of a particular scheme, it simply doesn't appear on the site.
Property listings — what's realistically possible
Listings can be handled in a few ways. The simplest, and part of a standard build, is a small set of manually managed featured properties that you or I update occasionally. Anything beyond that — a searchable listings database, live feeds from a portal, or automatic syncing from your CRM — is custom development. It depends entirely on what your existing software will export and whether it offers an API, so it needs scoping and a separate quotation before anything is promised.
CRM and portal integrations are separately scoped
I don't promise portal or CRM integration on this page, because whether it's achievable depends on your provider rather than on the website. If you want listings pulled from a property system, or enquiries pushed into a CRM, the first step is a short scoping conversation: which system you use, what data it exposes, and what it would cost to connect. You'll get a clear yes, no or fixed quote before any work is agreed — not a vague promise at the point of sale.

These aren't ruled out — they're just not part of a fixed-price website, and I'd rather quote them properly than promise something on a landing page.
